Cosmo Launches $1.63B THE WADI Project on Yas Island

Cosmo Developments has unveiled THE WADI on Yas Island in Abu Dhabi, representing an estimated investment of $1.63bn (AED 6bn). The mixed-use development is planned to feature 3,950 residential units alongside commercial, hospitality, leisure and sports facilities.

Cosmo Developments is a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group. Reportage Group will be responsible for the project’s development, delivery and long-term operations.

THE WADI spans approximately 140,700 square metres along Yas Canal and will offer 3,950 homes. The residential portfolio will include studios as well as one, two and three-bedroom apartments.

The master plan also incorporates commercial areas, recreational facilities and sports amenities. A hotel is planned as part of the broader development.

A landscaped central valley will run through the community, forming the focal point of its public spaces. The design integrates water features, greenery and pedestrian routes across the development.

Dedicated walking, running and cycling trails will connect residential neighbourhoods with leisure and commercial destinations. The project will also feature a waterfront area and yacht marina.

Restaurants and retail outlets will provide everyday services for residents and visitors. Parks and pedestrian-friendly open spaces will link residential buildings with recreational facilities.

Reportage Group will manage the delivery of the overall master plan and will continue overseeing the development’s long-term management.

THE WADI is positioned along Yas Canal within Yas Island’s expanding waterfront residential area. The surrounding district includes luxury developments, national housing projects and landscaped canal-side promenades.

According to Cosmo Developments, Zayed International Airport is approximately five minutes away by car, while Ferrari World Yas Island can be reached in around nine minutes.

Central Abu Dhabi is approximately 23 minutes from the development, according to the developer. Residents will also have direct waterfront access along Yas Canal.

The development will feature parks alongside tennis facilities, gyms, spas and dedicated children’s areas. Restaurants and retail outlets will add further commercial and lifestyle offerings.

Selected residences will feature private balconies or terraces. Homes will also include fitted kitchens, fully tiled bathrooms and double-glazed windows.

Residential units will be equipped with central air conditioning, while parking facilities will form part of the standard residential offering.
