Ras Al Khaimah Property Prices Rise 18% as Rents Climb 14%

Ras Al Khaimah’s apartment prices rose 18 per cent year-on-year in the first half of 2026, extending the emirate’s property market growth, while more than 34,000 new residential units are projected to be delivered by 2030.

According to CBRE Middle East’s latest Ras Al Khaimah market review, average apartment sales prices reached AED2,298 ($626) per sq ft. Villa prices also increased by 7.3 per cent, while apartment rents recorded a 14.3 per cent annual rise.

Waterfront locations remained among the strongest-performing submarkets. Apartment prices on Al Marjan Island climbed 23.1 per cent year-on-year, while Al Hamra recorded a 14.7 per cent increase.

The ready-property segment also maintained its upward trajectory, with apartment prices rising 11 per cent and villa prices increasing 10 per cent during the period.

CBRE noted that pricing growth and absorption have both moderated since the end of February, following an unusually strong period of expansion in the market.

Ras Al Khaimah Plans for 34,000 New Homes

Ras Al Khaimah is set for a substantial expansion in residential supply as developers step up construction activity across the emirate.

More than 34,000 residential units are forecast to enter the market between 2026 and 2030, including around 10,000 branded residences. The pipeline highlights the growing presence of international luxury brands in Ras Al Khaimah’s real estate sector.

Several major projects were announced during the first half of the year, including The Strand and Lunara by RAK Properties, Beyond Developments’ AED25bn ($6.8bn) Evermore masterplan and Karl Lagerfeld Beach Residences on Al Marjan Island.

The emirate’s luxury residential segment also recorded a number of high-value deals. A Sky Palace at Waldorf Astoria Residences sold for $35.4m, setting a new record for the highest-value residential transaction in Ras Al Khaimah.

A penthouse within the same development was sold for $15m, while a Sky Mansion at Mondrian Al Marjan Island Beach Residences changed hands for $34.7m.

Ras Al Khaimah’s tourism sector delivered mixed results during the first six months of the year.

The emirate recorded a record 670,400 hotel visitors, representing a 2.7 per cent year-on-year increase. Domestic tourism grew 47 per cent, while visitor arrivals from other GCC markets also increased by 47 per cent.

Hotel occupancy, however, averaged 49 per cent during the first half. Revenue per available room declined 28.6 per cent year-on-year to AED348 ($95), despite average daily rates rising 5.2 per cent to AED705.6 ($192).

Hotels generated more than AED606m ($165m) in total revenue, comprising AED385m ($105m) from room sales and AED192m ($52m) from food and beverage operations.

Ras Al Khaimah currently has around 9,000 hotel rooms across 60 properties, with a further 8,500 rooms expected to be added between 2027 and 2030. More than 80 per cent of the planned supply is expected to fall within the five-star segment, while nearly two-thirds is projected to be located on Al Marjan Island.

The upcoming hotel pipeline includes the $5.1bn Wynn Al Marjan Island integrated resort, which CBRE said is now scheduled to open in September 2027.

Matthew Green, Head of Research at CBRE MENA, said: “The pace of change we are witnessing in Ras Al Khaimah continues to impress. Despite a more challenging regional backdrop, investor interest in the emirate remains evident, supported by a growing pipeline of high-profile development and infrastructure projects.

“While we are beginning to see a moderation in some performance indicators including absorption levels and sales pricing following an exceptional period of growth, overall activity levels remain positive.”
