Aldar Enters Sharjah Real Estate Market with $300M Arada Deal
UAE-based real estate developer Aldar has entered Sharjah’s property market through a $300 million (AED 1.1 billion) investment deal with Arada, marking its first investment in the emirate.
The transaction involves three residential blocks comprising 1,110 units across nine buildings within Aljada, Arada’s flagship mixed-use master-planned development in Sharjah.
The investment forms part of a broader $4 billion development partnership between Aldar and Arada.
The deal expands Aldar’s geographic footprint while adding a residential investment opportunity supported by long-term market fundamentals.
Talal Al Dhiyebi, Group Chief Executive Officer of Aldar, said Sharjah represents a large and expanding residential market, with Aljada offering an attractive entry point through one of the emirate’s leading master-planned communities.
“This investment is closely aligned with our develop-to-hold strategy, adding scale to our residential for rent portfolio while broadening our exposure to a new market. We are pleased to deepen our partnership with Arada through a transaction that combines strong strategic fit with attractive long-term fundamentals,” said Al Dhiyebi.
Ahmed Alkhoshaibi, Group Chief Executive Officer of Arada, described the transaction as a strong endorsement of Aljada and the wider Sharjah residential property market.
“To have a developer of Aldar’s calibre and track record choose Aljada as its first investment in the emirate reflects the quality of what we have built here, and the scale of the opportunity that Sharjah represents. This investment marks another step in our growing partnership with Aldar, and we look forward to identifying further opportunities to work together across sectors,” said Alkhoshaibi.
The transaction will add more than 1,100 residential units to Aldar’s portfolio. Arada is expected to complete delivery of the properties in the fourth quarter of 2029.
