Ras Al Khaimah Waterfront Property Demand Surges as Al Marjan Island Leads
UAE property portal Bayut has reported continued growth in demand for waterfront residences in Ras Al Khaimah, with Al Marjan Island emerging as the preferred destination among investors seeking off-plan properties in the emirate.
Al Marjan Island accounted for 64.4% of all views for off-plan apartments in Ras Al Khaimah, making it the most-viewed location by a significant margin.
Bayut said this concentration of demand was also visible at the individual project level, with several developments on Al Marjan Island attracting strong interest from prospective buyers.
Fibha Ahmed, VP of Property Sales at Bayut, said the data highlights two distinct trends in Ras Al Khaimah’s residential market.
“Ready homes continue to attract the majority of overall interest, reflecting demand from buyers looking for established communities and properties available today.”
“In the off-plan segment, however, interest is strongly concentrated around Al Marjan Island and projects offering waterfront locations, branded residences and lifestyle-led experiences. This suggests that new development alone is not the primary draw; buyers are responding to projects with a clear destination and lifestyle proposition,” Ahmed said.
Al Marjan Island remained the leading destination for off-plan apartment searches, followed by Mina Al Arab, which accounted for 13% of views.
RAK Central attracted 10% of views, with an average advertised price of around AED1.23m ($334,000), while Al Hamra Village accounted for 4.6% of views, with an average price of approximately AED2.05m ($558,000).
Within Al Marjan Island, Playa Viva was the most-viewed off-plan apartment project, accounting for 23.2% of project views.
The development recorded an average advertised price of approximately AED1.29m ($350,000).
The data indicates that demand for off-plan property in Ras Al Khaimah is being influenced by factors beyond new supply, with waterfront locations, established hospitality brands and lifestyle-focused developments emerging as key attractions for buyers.
Overall, Bayut’s data points to two parallel trends in Ras Al Khaimah’s residential market, with established communities continuing to attract demand for completed homes while waterfront destinations, led by Al Marjan Island, dominate interest in the off-plan segment.
